Xavier and Belinda are the owner/operators of Site Plans Online, They live in country Victoria with their three kids.

Xav has been working as a draftsman since finishing as a tradesman 15+ years ago.

He has always had a passion for drafting, working in different fields including: Structural, Civil, Mechanical, Building Design and Industrial. He has worked alongside some of the top architects and builders in Australia, working on some of the most prestigious projects here and abroad.

As demand increases, our small team is growing to ensure we maintain our quality service and quick response. We are proud to be a 100% Australian team based in Victoria.

Why we founded Site Plans Online

Xav and Belinda founded Site Plans Online after noticing the difficulties people often faced when applying for a planning permit, without the resources to supply a site plan as required by council.

Councils were being presented with rough sketches or drawings that were not meeting their minimum requirements, resulting in applications unable to move forward.

The level of detail required by council for a planning permit is often minimal and means engaging a surveyor or building designer to produce such a base level plan could be overkill. Long lead times and high costs due to the amount of labour required to produce the plan means time and money out of an often tight budget.

Xav knew we had the experience, resources and ability to provide site plans to suit the requirements of council without the need for a site visit. This results in the ability to produce a plan at a fraction of the cost and within a turnaround time of 24 hours (instead of several weeks)

Who uses our Site Plans?

Our site plans are being used by everyone from landowners wanting to show the location of their new pool, to professionals wanting a base level plan to help discussions with a potential client. We have worked with Farmers from Western Australia, Start-up businesses in Victoria and first home buyers in Tasmania. We love talking to people from all walks of life, in all parts of Australia as they plan their next project.

What cant our Site Plans be used for?

A site plan is not a substitute for a site survey. If a project requires detailed site information including heights, set-out dimensions or boundary establishment a registered surveyor should be used.

How it Works

We bring together the latest georeferenced aerial photography, boundary and services information to create a site plan with all the information required to submit to council or private building certifier for a planning permit or to just help with planning the next project.

The georeferenced imagery we utilise is typically accurate to +/- 15cm for distances up to 200m. this data is imported into our drafting software along with services information from 'Dial Before You Dig'

We then identify existing elements of the site to incorporate them into the plan. Once we have all the information required, we incorporate any proposed structures/extensions with information supplied by the customer. Alternatively, we can send the site plan for the customer to mark-up with proposed works for us to include.

When the plan is finalised, we send via email in PDF format (A3 standard) the plan will include a title block with the following:

After receiving their plan, we continue to work with our customers to ensure their plan has everything required to suit their needs.

Do i need a Planning Permit?

Planning permits give permission to develop or use land in a particular way. You may require a planning permit for a new home, extension, renovation or an additional structure on the land. Your local council or private building certifier is responsible for issuing a planning permit. a planning permit is required before applying for a building permit. Some of the most common reasons people require a planning permit include:

constructing or altering a building
starting a new use on land (especially if it may create demand for car parking)
subdividing land
clearing or lopping native vegetation from land
establishing a business (including working from home)
advertising signage
Altering a heritage property

A Site Plan is used to show your local council or private building certifier all the relevant information about your existing site, and the changes you are proposing. Regulations vary across Australia, we recommend you contact your local council or private building certifier for more information.
